FHA charges two premiums: an upfront 1.75% of the loan, which almost everyone rolls into the balance, and an annual premium of 0.15% to 0.75% split into your monthly payment. Most 30 year buyers with the minimum down pay 0.55%. That insurance is the trade for FHA's easy entry: 3.5% down and credit scores other programs turn away.
FHA's standard guidelines are 31% of gross income for the house payment and 43% with all debts included. But those are guidelines, not walls. With an automated underwriting approval and compensating factors like cash reserves or low payment shock, FHA loans get approved up to 46.99% front and 56.99% back every day.
Put 10% or more down and MIP falls off automatically after 11 years. Under 10% down, it runs the life of the loan, but that is not a life sentence: once you reach roughly 20% equity through payments and appreciation, refinancing into a conventional loan drops mortgage insurance entirely.
